Cleaning Rates Zetland — Tiers, Inclusions and Terms for 2017

This is the rate card we quote from across Zetland NSW 2017 and the wider Green Square catchment. It sets out three service tiers, exactly what each one includes, how periodic work is scheduled, and the commercial terms that sit underneath. Tier one — Essential, $30 to $36 per hour

For smaller tenancies and lower-frequency schedules where presentation matters but the site has no specialist requirement.

  • All floors vacuumed and mopped; entry glass and reachable internal glass cleaned
  • Bathrooms cleaned, disinfected and restocked from your supplied consumables
  • Kitchen and tea point benches, sinks and appliance exteriors cleaned
  • Bins emptied and recycling separated to the building stream
  • Desks and shared surfaces wiped where clear; signed checklist left each visit

Tier two — Standard, $36 to $45 per hour

The tier most Zetland offices, retail tenancies and strata buildings sit on. Everything in Essential, plus:

  • High-touch point disinfection with TGA-approved product at labelled dwell times
  • Colour-coded microfibre by zone so bathroom cloths never reach a kitchen or desk
  • Detail rotation — skirtings, vents, ledges, door frames and behind furniture on a scheduled cycle
  • Consumables management available at cost plus handling, restocked on schedule
  • Monthly quality audit with photo report to your office or strata manager
  • Scheduled periodic work quoted and diarised: carpet extraction, hard-floor machine cleaning, high dusting

Tier three — Specialist, $45 to $60 per hour

Where compliance, documentation or technical method drives the work. Everything in Standard, plus the relevant protocol:

  • Clinical — zoned equipment, infection-control protocol, product register with safety data sheets, signed accreditation-ready logs. See medical cleaning
  • Childcare — WWCC-cleared staff, low-tox products, Quality Area 2 documentation, holiday deep cleans. See childcare cleaning
  • Hospitality — kitchen degreasing, food-safe practice, canopy and filter cleaning with certification. See cafe and restaurant cleaning
  • Fitness — equipment sanitising, overnight zone cleaning, correct treatment of rubber and sprung timber floors. See gym cleaning

One-off and project work

One-off deep cleans, end of lease and make-good work run $40 to $50 per hour, usually converted to a fixed project price once we have seen the space — the method is on our end of lease page. Periodic services such as carpet extraction, strip and seal, and high-level dusting are quoted per job and can be attached to any tier.

Terms that apply to every tier

Month-to-month agreements with 30 days written notice. Fixed monthly pricing, itemised, with ex-GST and GST-inclusive figures shown side by side. $20M public liability, professional indemnity and workers compensation, with certificates of currency provided on request. National police checks on every cleaner. Free re-attend within 24 hours on anything missed within scope. The same card applies across Rosebery, Beaconsfield, Eastlakes and Daceyville.

What is included in your standard tier?

The standard tier covers everything a workplace needs on a routine visit: all floors, bathrooms and kitchens, bins and recycling, reachable internal glass, desks and shared surfaces, and a signed checklist. It suits most Zetland offices and retail tenancies without specialist requirements.

What is the difference between standard and specialist?

Specialist adds protocol and documentation. Clinical zoning and dwell-time discipline, WWCC clearance and low-tox products for childcare, kitchen degreasing and food-safety records for hospitality, or equipment sanitising and overnight zoning for gyms. The extra rate pays for training, products and records.

Are consumables included in the rate?

Not by default, because most clients prefer to see them itemised. If you want us to manage paper, soap, sanitiser and bin liners we do so at cost plus a small handling margin, restocked on schedule so nothing runs out mid-week.

How often is periodic work scheduled?

Carpet extraction and hard-floor machine work are typically quarterly, high dusting twice a year, and window or facade work annually or as required. Everything periodic is written into the agreement with a frequency and a price so nothing arrives as a surprise invoice.

Do you charge extra for weekends or public holidays?

Weekend work is included in the quoted rate where it is part of the regular schedule. Public holiday attendance and unscheduled emergency call-outs carry a loading, which is disclosed in the agreement rather than applied after the fact.

Can we change tier or frequency later?

Yes, at any time. Add a room, drop a visit, move up to a specialist scope — the monthly price is re-fixed in writing and applies from the next billing cycle. Scopes are living documents.
