Retail Fit-Out Handover Cleaning at East Village, Zetland

Small-format retail tenancies at East Village in Zetland NSW 2017 are usually handed over by the shopfitter with days, not weeks, before trade. Structurally complete and commercially unusable: dust on every surface, film still on the glazing, and stock arriving within seventy-two hours. This page sets out how we scope a handover clean on that timeline, and what the ongoing contract that follows it covers.

What a tenancy looks like at handover

A retail fit-out that has just finished is not a dirty shop. It is a construction site with shelving in it, and the distinction matters because the cleaning method is completely different. What we expect to find:

  • Plaster and cutting dust settled across every shelf, ledge and the full run of polished concrete floor
  • Protective film still adhered to the shopfront glazing, joinery faces and the stainless counter edge
  • Adhesive and tape residue across the entry doors and door frames
  • Silicone smears along the glazing beads and the junction between wall and floor
  • Paint specks on skirtings, and manufacturer stickers on every light fitting and tap
  • Offcuts, packaging and a skip load of debris stacked in the stockroom

The compressed two-stage clean

We do not run a builders clean as a single visit, and a compressed timeline is exactly when that discipline pays off. Splitting it lets the shopfitter come back for final adjustments without wasting finished work.

Stage one runs overnight: debris and packaging out through the centre dock on a booked window, dust suppression from ceiling level down, protective film and tape residue removed, and a first pass on the concrete floor. Stage two runs once the shopfitter has made final adjustments — glazing cut back streak-free, silicone lines trimmed and wiped, paint specks lifted, stickers off, joinery cleaned inside and out, amenities detailed and the floor brought to its finished state, timed so stock can land that evening. The method is described in full on our build completion cleaning page.

Working inside a shopping centre

East Village is not a street-front tenancy, and that shapes the whole job. Crew inductions must be completed before anyone enters, the dock window is booked in advance for debris removal, and waste is separated to the centre stream rather than skipped. Overnight access requires security sign-in and sign-out. None of this is difficult, but it is the sort of thing that costs a day if it is discovered on the night — which is why we handle centre requirements during onboarding, as described on our Zetland retail cleaning page.

How it is priced and what follows

The two-stage handover clean is quoted as a fixed project price after a walk-through, including both visits and a contingency touch-up allowance. The ongoing contract is quoted separately — typically six pre-open mornings a week between 5:30am and 7am, covering floors, entry and internal glass, counters and POS, the fitting area, back-of-house stockroom, staff amenities and waste. Pricing bands for both are on our cost guide and rates page.

Booking it in the right order

The arrangement that works is quoting the handover clean and the ongoing contract together at the point the lease is signed, rather than scrambling for a cleaner in the final week of a fit-out. It removes the timing risk entirely and means the pre-open schedule starts the morning after the tenancy is handed over. Common questions

What kind of tenancy does this scope suit?

A small-format retail tenancy of roughly 150 to 250 square metres inside a shopping centre such as East Village in Zetland 2017, handed over from a shopfitter and needing to trade within days.

What is the condition at fit-out handover?

A newly finished tenancy is a construction site with shelving in it. Expect plaster and cutting dust across every shelf and the floor, protective film still on glazing and joinery, adhesive residue on entry doors, silicone smears on glazing beads, paint specks on skirtings and manufacturer stickers on fittings.

Why run the clean in two stages?

A single visit before the shopfitter has finished adjustments wastes the finished work. Stage one clears bulk debris, suppresses dust and removes film and tape. Stage two is the detail clean after final adjustments, immediately before stock lands.

How is a build completion clean priced?

As a fixed project price covering both visits and a contingency touch-up allowance, quoted after a walk-through of the tenancy. The ongoing pre-open contract is quoted separately so the two are never conflated.

What does an ongoing pre-open schedule cover?

Typically six mornings a week before the centre doors open — floors, entry and internal glass, counters and POS, the fitting area, back-of-house stockroom, staff amenities and waste separated to the centre stream.

What should a retailer book and when?

Book the handover clean and the ongoing contract together at the point the lease is signed. Leaving the cleaner until the final week of a fit-out is what creates the crunch.
